Rural/acreage winter checklist (Mid-Missouri buyers)

Buying country property in winter can be a bonus—you’ll see how the home performs when it’s cold.

Start with water: locate the well head, ask about maintenance/testing, and confirm access for service. Missouri DNR’s private well tips are a solid owner guide. Missouri Department of Natural Resources

Next, review the septic: age, last pump/service, and any alarms/ATU maintenance—Missouri’s OWTS owner manual is a great checklist for what to request. Missouri Department of Health

If the home uses propane, identify the tank location, keep snow/ice cleared around the tank/regulator, and understand winter-storm safety steps. Propane

Finally, test the “real life” stuff: gravel drive, slope, culvert drainage, and who plows. For road travel, follow MoDOT winter driving guidance. modot.org
